BudaPart

BudaPart, the company’s flagship development, represents the largest real estate project in Budapest’s modern history and is a landmark development even by international standards. Located on the waterfront of Lágymányos Bay, the approximately 54-hectare development aims to create a unique, contemporary urban district designed for 21st-century living. Once completed, nearly half of the entire area – approximately 26 hectares – will remain dedicated to green spaces, including Kopaszi Dam, one of Budapest’s most significant public parks. Beyond the development area itself, the project also contributes to the wider transformation of the district through extensive public infrastructure, utility and transport improvements.

From the earliest stages, BudaPart has been developed with a clear long-term vision: to create a resilient, value-driven urban environment that successfully combines architectural excellence, community experience and business sustainability. This forward-looking development philosophy will continue to define Property Market’s future projects. The developer and its flagship project have already received significant industry recognition, including eight prestigious international and six Hungarian real estate awards, among them Developer of the Year and Best Development Concept. Supported by the strength, expertise and financial stability of the Market Group, Property Market continues to expand its development activities while creating new business opportunities and opening new markets for the parent organisation.

The approximately ten-year development programme, planned across up to six phases, may include 15 residential buildings, 13 office buildings and a hotel. Upon completion, the district is expected to provide nearly 3,000 apartments, approximately 250,000 square metres of office space and around 15,000 square metres of retail areas, creating a vibrant environment where 25,000–30,000 people will be able to live, work and enjoy urban life. To date, five buildings (four residential buildings and one office building) have been completed, including two residential buildings and one office building delivered this year. The development of BudaPart Homes ‘E’ residential building and the BudaPart CITY office building is also progressing continuously, with completion scheduled for 2021. The launch of BudaPart Homes ‘F’, the sixth residential project within the development, is also planned for this year. By 2020, Property Market’s sales team had sold more than 700 apartments, while nearly 600 homes had already been handed over to their owners. BudaPart GATE has reached almost full occupancy, with the majority of tenants already moved in. The first tenant of the next office building, BudaPart CITY, Bayer Hungária, is scheduled to move in during the summer of 2021.

Located next to Kopaszi Dam, BudaPart is far more than a residential and office development. Street-level retail spaces, restaurants, cafés and everyday services create an active and vibrant environment. The South Buda urban district will include, among others, restaurants, cafés, a fitness centre, banking services, a supermarket, a pharmacy, kindergartens and medical practices. In addition, a dog park, rubber-surfaced running tracks, sports facilities, playgrounds and a waterfront sunbathing area are also being developed, offering a wide range of leisure opportunities for both BudaPart residents and visitors.

In 2019, BudaPart reached an important milestone. In September, we handed over the first residential building of the district, BudaPart Homes ‘A’, followed in October by the apartments of the second waterfront residential building, BudaPart Homes ‘C’. Development has continued steadily, and in 2020 two additional residential buildings, BudaPart Homes ‘B’ and ‘D’, as well as the district’s first office building, BudaPart GATE, opened their doors. The handover of BudaPart Homes ‘E’ residential building and the BudaPart CITY office building was also completed this summer.
