Dürer Park

The masterplan – comprising premium office buildings, residential spaces and a beautifully landscaped internal park – has been developed in collaboration with internationally recognised architectural studios. The office buildings have been designed together with Milan-based Lissoni & Partners and Budapest-based Lean-Tech, while the detailed drawings of the residential buildings have been created by Közti Architects. The outstanding vision behind the project was recognised in 2020 with the prestigious “Concept of the Year” award at the Portfolio Property Awards.

Located next to Budapest’s renewed City Park (Városliget), Dürer Park establishes a direct connection between contemporary urban life and one of the city’s most treasured green environments. As part of the development, the surrounding infrastructure has also been enhanced through the reconstruction of Ajtósi Dürer sor, including new cycle lanes, safer pedestrian connections and improved accessibility. A new landscaped pedestrian promenade will connect Abonyi Street with Ajtósi Dürer sor, creating a seamless link between the internal gardens, the residential community, the historic villa district and City Park. The residential development, located at the corner of Zichy Géza Street and Abonyi Street, comprises three buildings – with 58, 72 and 77 apartments respectively, making a total of 207 apartments.

The 3.7-hectare site carries a remarkable historical legacy. Originally established at the end of the 19th century during the golden era of the Austro-Hungarian Monarchy, it was home to the prestigious Catholic school founded by the Sisters of the Sacred Heart (Sacré Cœur), surrounded by the distinguished villas of Zugló and the natural landscape of City Park. However, this area was not spared the historical upheavals of the 20th century; amongst other things, the political college of the former regime operated here, and several architecturally unremarkable buildings were erected on the site, before one of the capital’s popular multicultural complexes was also established here. Over the decades, the condition of the buildings and the park steadily deteriorated; now, however, the area is being revitalised by preserving the architectural heritage of the remaining old buildings, creating high-quality contemporary new buildings, and restoring the original park.

A key consideration in the design of the residential buildings was to create homes and surroundings of a standard and quality befitting the area’s history. The design of the internal roads, footpaths and the internal park was just as important as the concept within the buildings themselves. Sustainability and energy efficiency have been central principles from the earliest design stages. The development incorporates renewable energy-based hybrid heating and cooling solutions, together with extensive ecological green roofs that actively contribute to a healthier urban environment.

In the heart of Zugló, Dürer Park is much more than a real estate development – it is the creation of a new urban destination: a sustainable, future-focused environment where residential, office and green spaces exist in harmony.
